Common questions about our custom home building process

Custom home construction typically takes 8-14 months from breaking ground to move-in, depending on size, complexity, and weather conditions. We provide detailed timelines during the design phase and keep you updated throughout the process.

We specialize in architectural concrete integration, premium woodcraft, and have 20+ years of experience in the Okanagan Valley. Our team includes journeyman carpenters and we focus on Form and Finish services that exceed expectations.

We work with both approaches. We can collaborate with your chosen architect or connect you with trusted design professionals. Our team provides design consultation and can help refine plans for optimal construction efficiency and cost management.

We serve Kelowna, West Kelowna, Summerland, Penticton, Vernon, and surrounding Okanagan Valley communities. Our local expertise helps navigate regional building codes and site-specific challenges.

Custom home costs vary significantly based on size, finishes, and site conditions. We provide detailed estimates during the consultation phase and work within your budget to maximize value while maintaining our quality standards.

The cost to build a custom home in Kelowna ranges from $400 to $650+ CAD per square foot (2026 estimate). A 2,500 sq ft home may start around $1M, while lakefront or hillside builds with premium finishes can exceed $1.6M+. Factors like slope preparation, foundation type (slab vs. ICF), and Okanagan-specific requirements like BC Energy Step Code compliance affect the final cost.

Building a custom home in Kelowna requires a building permit from the City of Kelowna or regional district, plus potentially a development permit if your lot is in a development permit area. You may also need a soil removal permit, tree management permit, and utility connection permits. The BC Building Code and BC Energy Step Code (Step 3 as of 2024) apply to all new residential construction. We manage the full permit process on your behalf.

A custom home in the Okanagan typically takes 10 to 14 months from breaking ground to move-in. The process follows five phases: site preparation and foundation (6-8 weeks), framing and envelope (8-12 weeks), mechanical rough-ins (4-6 weeks), interior finishing (8-12 weeks), and final inspections and landscaping (2-4 weeks). Winter weather and material lead times can extend the timeline.

Homes in Kelowna's wildland-urban interface must comply with FireSmart BC guidelines. This includes using non-combustible roofing (Class A or B), fibre cement or stucco siding, tempered or dual-pane windows, enclosed eaves and soffits, and maintaining a 10-metre non-combustible zone around the structure. We build to these standards as part of our standard practice in fire-prone areas.
